The Town of Collierville is nearing its apartment capacity as outlined in the Collierville 2040 Land Use Plan. With multi-family zoning decisions that were set in motion over 40 years ago, Collierville has been carefully balancing its housing development to preserve the town’s unique charm and character. This commitment ensures that new growth aligns with the town's historic appeal, while also offering a range of housing options for its residents.

As of December 31, 2023, Collierville has constructed or approved 3,038 stand-alone apartment units, which is 86% of the total allowed by the town’s zoning cap of 3,532 units, established in the 2040 Land Use Plan. This plan, adopted by the Board of Mayor and Aldermen in 2012, reinforces the town’s vision to maintain a predominantly single-family community while providing a diverse range of housing types, including senior housing, townhouses, and condos.

Zoning for certain multi-family developments has been part of Collierville’s long-term strategy, some dating back over 40 years. These developments are designed to ensure that the town grows in a way that respects its historical character while addressing modern housing needs. The Downtown Collierville area, in particular, is expected to see more compact multi-family developments, in line with the Downtown Collierville Small Area Plan, but these will remain small due to limited vacant land and redevelopment opportunities.
